Site Context

The site is located to the east of Marfleet Avenue in Marfleet, Hull. It is around 2.7 hectare in size and comprises a disused part of the former Fenner industrial complex.

There are residential properties located to the north and south of the site; the former Fenner Dunlop factory site to the east and residential and employment properties to the west.

The site comprises a disused area of open space that was associated with the former Fenners site. It relates well to surroundings which include a mix of residential and industrial/commercial uses.

To the south of the site lies an existing bowling green.

The site is highly accessible, being located close to existing public transport facilities and established walking and cycling networks.
